@Anthony Sgro Did you run loan scenario with MLO? When you run your file in system MLO can give you suggestion to solve this problem. Find out a lender who can give you 75% of rental income of subject property. Sometime lenders has overlays.

@Darnell Davy You can get a loan as out of state investors without LLC. There is not any restriction to get a loan as out of state investor.

@Sherika Harris As long as your DTI is fine with pension or SS income you can cash out.

@Jeron VanDrehle According to the guidelines 75% of rental income can be consider in DTI calculations.

@Ben Frazier  You don't have to wait 2 years to count 75% of rental income as long as you have landlord experience.

@Chanda Taylor You have called the lenders who may have overlays for FHA loan. As long as its meet 51% of residential use and commercial use will not affect the the health and safety of the occupants of residential property you should be fine.

@Lucas Adams There are two options to buy 2-4 units as primary residence use Home Possible with 5% down payment or FHA with 3.50% down payment as long as you are occupying property as primary home.

@Clint McGraw Conventional loan can't be close on LLC name although you can transfer title with lender permission after closing on LLC name.

@Mo Muigai You should keep the same mortgage when you are planning to sell this home in 2years. Are you going to recover closing cost in few months go for option b otherwise keep current loan?
