@David Fehlman As long as you job offer letter and you will have one pay stub before closing should be fine. You should have an history in same line of work before.

@Lei L. The loan can't close on LLC name. You can get help of attorney for quit claim or form can be found in County Clerk or registry office.

@Tara Ballenger No, the lender won't look at the equity position. If current loan is not FHA ,100+ miles guidelines do not applies to you.

@Jim W. As long as you have 2 years of income from sources of assets or other sources that should be acceptable source of income. You have a good interest rate, when you are looking at lower interest rate do look at the closing cost also which may be not good option to refinance for you. You can try banks most of the banks do take application even though its lower loan amount.

@Tomas Saenz DPA program is offer on primary home. IHDA is one of the program you can use for primary residence. 5/3rd bank has  their own DPA program for first time home buyer. There are some other local banks who offer different DPA programs for primary home.

@Ryan Horan You have to quit claim on your name before submit the application under delayed financing. Under Fannie Mae guidelines its has to be on personal name during refinance.

@Terrance Lee You can purchase 1 unit ( SFR, condo, townhouse) with 15% down payment.

@Khiada E. There are lenders who will take application on 580 FICO or lower but its always good step to work on your credit so you have more options for financing.
