@Kyoungchoul Koa  You will see different set of guidelines because this is jumbo loan. She has working history and full time working more than 6 month should be okay to count the income. You have to call different lenders to make sure they will count her income.

@Katie Turner When it goes back to normal at the time of application your current income will count on application. Its situation which we all are facing but lender has to check everything before they lend on property.

@Ryan Cook Most of the lenders won't allow Owner-builder in construction loan. Try local credit union in that area where you have a lot.

@Katie Turner The lender will go with current income, they do look at the last 2 years income but  current income will be consider on application.

@James MacFarlane There will be question from Underwriter when they will see a payment going out from your bank account but you can explain in letter from to Underwriter.

@Andrew Walker You can cash out under FHA up to 85%LTV but due to COVID-19 the lenders could have overlays.

@Lauren DuBois As long you covered 2 year history and certain period of time on  current job that complete the 2 years history.  You complete the requirement of 2 years history.

@Raj Singh Mostly banks will be able to work on small loan amount.

@Aaron Singer The property should be in livable condition for conventional loan. The rates are under 5% for investment property.

@Previous Thompson You can ask your client to get a statement from lender to show what will be actual payment for DTI purpose. Most of the time it resolve this issue. Look into IDR payment which can lower the DTI. I don't know the loan scenario some of cases mortgage under Freddie Mac is good option to calculate the student loan debt.
