@Jonathan Marrow The file has to resubmit again with new product-most of the lender has this requirement but you can ask your lender if they  can flip to other product.

@Rassan Sampson They will be able to do the loan. Because of current circumstances it's getting hard to get some of documents from employer.

@Rassan Sampson If your YTD income was lower because of short term disability, the lender can ask for written letter from your employer or sometime client can provide proof. That should resolve the problem. I would say reach out to right source and provide everything in written form to the lender.

@Aswin Elam You can get loan on your name as long as you have valid visa and you met with other guidelines. Down payment requirements are also same for you-15% for 1 unit and 25% for 2-4 units.

@Marky Suazo You have right information regarding delayed financing exception guidelines. Some banks can help you to cash out on portfolio lending guidelines.

@ Ned Shuck You just have to call more banks to find out who can do this loan. There are banks who can do this loan.

@ Rebecca Ramos IHDA has program called I-Refi which is suspended for now. He can call them and get himself in their list. There may be some kind of other help available which they may share with him. He has good rate compare to what DPA programs offer but he can try if that help.

@ Cenddie Alaban You can refinance your conventional loan and rehab cost in 203k loan. 203k loan will come on 1st position.  When you will take 203k loan current loan will be paid off and you will start mortgage payment with new lender.

@Alan Mils You can cash out under delayed financing exception but that will be 70% of appraisal value or purchase price whichever is lower.

@ Jacob Ellis If you are going to hold the property, longer term mortgage will  benefit you. Sometime if  loan amount is higher could be not same benefit as in opposite scenario.
