@Sheree Wegenke When you are refinancing you have to look for everything not just lower interest rate. Ask your MLO to give you presentation so you have right decision. Adding more years and paying closing cost may be not a good option. 

@ Ben Allumbaugh Conventional loan guidelines are standard for every lender but they may have overlays on guidelines. You can refinance under delayed financing any time if the property was purchase in cash or you have to wait 6 month if you have used HML. Portfolio lending has different guidelines because it's their own products.

@ Keith Jefferson You can't close loan on LLC name under Fannie Mae guidelines. Under delayed financing exception you have to quit claim from LLC to close on your name.

@ Neil He Take a quote on conventional interest rate and compare with your current mortgage payment. Make sure you have saving in this refinance. Good comps are plus point but make sure you are comparing with right properties.

@James Cannon As long as you have positive income in Sch. E you should be fine depending on other liabilities on your credit. The lender will calculate rental income in your DTI.
