 @Casey Johnson  You have only two option sell or refinance on your name. The current lender can refinance as rate and term even though you have to pay your ex-wife if this property was in your divorce agreement.

@Derek Samuelson On 1 unit you can cash out up to 80%LTV but all the lenders has different guidelines for HELOC on primary home. 75%LTV is max on 1 unit investment property in cash out.

@John Matthew Johnston Most of the lenders will allow you to bring your own title company if you have lower title quote. You can pay your property taxes and insurance yourself by not escrowing.

@Derek Samuelson Cash out would be good option in your loan scenario. You want to take out PMI and need cash which will serve both purpose.

@Casey Christensen You can work with your Lender Partner or Realtor Partner. Most of the time they do offer place to host meetup.
