Cody Rowley - congrats on initiating your Real Estate Investing journey. Do you have experience doing repairs on houses? It can be a hassle finding reliable plumbers or electricians for smaller jobs if those type of repairs are needed.

Kyle Bray - congrats on your freedom to live and work anywhere. I also have that freedom and travel frequently. I've house-hacked a 2-Unit Building in Brooklyn for over 16 years. Originally, it was because I desired to live in NYC, so I lived with my wife in one apartment and rented out the other apartment. My focus was 1) depreciation to reduce my income taxes 2) appreciation because I did not plan to sell the property anytime soon 3) lower cost of living because tenants helped pay the mortgage (it was ok that I was not living there for free).

After I divorced, I did not need as much space, so I rented out rooms in both apartments. Now the property is cashflow positive and I can stay there whenever I'm in town for free.

Noumso Kaba - congrats on the purchase of your NYC duplex. I own a 2 Unit in Bayridge Brooklyn. In which neighborhood is your property? 

I haven't purchased in NYC recently, so I have not researched any incentives/grants for buyers. I did explore Opportunity Zones several years ago, but have not kept up with the latest info.

Steve Manoa - congrats on your property. In which neighborhood is the property located? $50K - $100K appreciation over 5 years on a $1.2M property near NYC seems low.

Also, have you explored renting it out as Corporate or Traveling Medical Housing? You may be able to get substantially more rent and have professional tenants.

Andrew Thomas Vedder - congrats on your upcoming close. 

I use Spareroom.com to find my tenants. I typically rent to single working professionals. One of my tenants works the over-night shift so it makes it easier for three people to share a bathroom.

I've had issues in the past with students having too many guests. I've also had issues between male and females, so I typically try to only have one gender per apartment (either all males or all females).

Ryan Cleary - I also travel frequently. I own a 2 Unit Property in Bayridge Brooklyn that I rent to roommates. This often gives me the flexible to keep a space open for me when I'm in town. I'm single so I don't need much space. Since I make the house-rules I'm comfortable sharing the kitchen and bathroom.
