Hi BP,

I'm moving to make my first purchase on a property. It was recently renovated 2/1 and currently has a tenant using section 8. Asking price is 50,000, a property was recently sold for 46k in the same neighborhood. After viewing the P & L the GRI is 10,800. The NOI is 2,800. Thinking about going in cash due to the interest I saw on the P&L eat $2k. Should I consider this property or keep searching?

Hello all,

I am a licensed NJ realtor, if you hand out flyers or send mail for your investment LLC, does your advertising have to state the owner/operator is a licensed agent? If so do you need to have the name of your firm as well as address and other details?

Should you be required to pay your broker on any deals that you wholesale for insurance purposes?

Does anyone have a sample Land contract for PA they don't mind sharing? What are the caveats in structuring a seller financed deal when your intentions are to assign it?

Thanks guys. The buyer is using a consturction loan to purchase and fix the property. The buyer doesn't want to sign the assignment and wants to pay me on their side of the hud as an consultant.
