Hello BP,

I negotiated a purchase price with a buyer on a property I have under contract. The buyer is finishing the process with a realtor. The realtor asked me to sign a contract prepared by him using a PA realtor association contract which lists me as a consultant paid by the seller. How would I assure I get paid at closing if I don't use my assignment contract? Would it be beneficial to have me paid by the buyer at closing as a consultant instead?

Is it difficult negotiating a wholesale deal when the seller has an attorney? In northern jersey all transactions are put through a 3 day attorney review period. This is completely different from southern NJ an PA

Has anyone ever disclosed closing costs to an end buyer who has not signed your assignment contract, or put down a deposit with the title company? I make the buyer pay all closing costs, and I had a buyer tell me they wouldn't sign my assignment contract unless they could put a "review of hud1 clause" on it.

Ever use a land trust? I do believe the cash buyer doesn't find out about the assignment fee when using that...

I believe you can use a split hud1, which shows only the positive financials for the buyer and the seller respectively.

I have read some wholesalers don't show their end buyer the contract they have with the seller until closing. I have also heard that some wholesalers show their end buyer the contract before the buyer signs the assignment contract. I understand revealing your assignment fee, but why would a wholesaler reveal how much they are into a property for?

Hi Dave: Once I get a few case studies I will look to start fund raising and using OPM. With some hard work this will be case study #1.

I have been in touch with a banker from my local REIA who is setting me up with a commercial construction loan. The rates are lower than what I have seen from hard money lenders.
