@Fili Aguirre not a legal partnership, just a deal where you take 50% for bringing the buyer to the deal.

Hi @Fili Aguirre , you do not need to be an agent to find cash buyers. If you have a buyers list, and you know a wholesaler with properties, you can set up a partnership with the wholesaler to give you a percentage of the sale for bringing a buyer. The good thing about being an agent is that if you maintain a relationship with the buyer, you can possibly list their property when they rehab and rent/sell it.

I am purchasing a 2 unit property, and I am going to live in 1 unit.

How long is a borrower required to live in a home if they bought the home with a owner occupied conventional loan?

@Brandi Graham might be better off using that money to market for deals. Go to some local REIA meetings. You will meet some seasoned people there and learn a lot.

Hi BP community, I use NJ lispendens for finding NJ pre-foreclosures. Does anyone have a good source of pre-foreclosure properties in PA, Philadelphia specifically?

I found a home I'd like to purchase and rehab. I've been having trouble getting contractors to visit the property with me. What's the best way to get contractors estimate of repairs? I'd like to make sure my offer has the proper repair estimates taken into account so I don't shoot myself in the foot.
