Thanks! It's comforting to see some other smaller town Illinois property owners.
I plan to eventually turn real estate investing into a method of passive income that could replace my current income and allow me to do the things that give me joy (family, volunteering, travelling, et al.).

Thanks! It's a 2-story 1056 sq ft, SFH with 2 BR and 1.5 baths on the south side of Peoria. Typical monthly rent for a house this size is $550.

Thanks for the welcome. I've seen the term "buy and hold" in the last few days but never before discovering BP. Is that exactly what it sounds like? Buy the property and hold it (while renting it out) until it's time to sell?

Greetings All,
My name is Harreld Webster and I live in Peoria, IL. My wife and I moved here from Los Angeles in 2008 in an effort to provide a better life for our family. She's a teacher and I work for a non-profit preschool.
We purchased our first home 13 months after we moved to Peoria and soon after set our sights on investing in rental property. I am excited to announce that we close on our first investment property tomorrow!
I discovered BP a few weeks ago when I was studying up on what it takes to be a good landlord and came across Brandon Turner's article "How to Be A Landlord: Top Ten Tips for Success." I felt like a college student on the first day of his favorite class.
All in all, I'm as new as new can be when it comes to real estate investing and I want to focus my efforts primarily on rental property.
