Karl Krentzel, a name I thought I recognized and then I spotted "The Red Pill Investor" in there and knew "YES, I DO know that name!" There's been more than a time or two when I've come across something written by Karl Krentzel that made me say "HEY, that's GOOD INFO! I'm going to print that out and save it in my "Real Estate Secrets File" :)!  

Last ad I ran on CL drew similar responses. It looks like a template the wholesale gurus provide their "trainees". Assuming things haven't changed much, 1/2 won't respond even if you provide the perfect answers they're looking for. A couple may ask "will you sell on a lease purchase" (hey, I do that too), a couple others will subtract 35% from your asking price hoping you'll drop to "hard money" lender levels so they can make an offer. But keep your ad running. Eventually a real buyer will show up. They always do if it's priced right!

One showing in 25 days? 

Doesn't matter what area of the country you're in. Either the marketing is terrible or the house is overpriced or the house has no curb appeal. 

Your house may be listed but it's not being "marketed".   

If a couple of well qualified buyers are driving the neighborhood and have only enough time available to look at ONE house in the area, would they choose your house? 

Remember that your house is in competition with every other house in the area that's got a sign in front of it. How do you compete? Step one: You have to stand out from the crowd. If your curb appeal is "average" you're not even in the game. 

Check your curb appeal, compare your price, get a new agent and up your game!

I'll 2nd that ... ditto on what Adam said above. 

In your position you should invest some time in finding another agent that works that specific market to act as your buyers agent. I would contact a local REI club and ask for a recommendation or call a local real estate attorney and tell them exactly what you said in your post ... and ask if the attorney can recommend a local agent for you.

The listing agent is obligated to the seller, not the buyer. You'll want someone with experience watching out for YOUR best interest.

That's a heck of an accomplishment. It takes a lot of guts to do what you did. 

I'm sure there were a few people around thinking you were crazy for taking on a project like that. But you took it on and made it happen anyway. My compliments! 

It's a very empowering and satisfying feeling, isn't it? 

The lessons learned on this one will serve you well on the next one. And I have to say, it looks like you made very good use of my absolute favorite "curb appeal" tool of all time ... RED MULCH!

Watch out for the blonde in the BMW! :) 

When I saw the question I couldn't help but smile. I've had a few signs mysteriously disappear in the past. I remember one time in particular where I put out my FSBO, Open House & directional signs en route to a house we'd just bought.

I placed the last FSBO directional sign on the corner of my street. My house was about 12 houses down from the corner so I had a clear view of the sign from the front yard of the house.

As I got out of the car to put my Open House sign in the yard, I noticed someone had pulled up next to the sign I just put up on the corner. 

I watched as the drivers door popped open (the trunk must've popped open at the same time) and without skipping a beat, a little blonde girl jumps out, grabs my sign, tosses it into the trunk of her little BMW and BAMMM, she was gone! 

Of course I could've jumped in my car and chased her down, but then what? 

Why did she do it? Did I mention she had a magnetic Century 21 sign on her car door?
