If your bot can do that, OK.  Problem solved - as long as the state accepts that as a valid disclosure.

On to the REAL problem.  Agents not picking up calls, emails or texts.  

I am actively looking for a winter place to live in for a few months of the winter here in Maine.

I have messaged individual agents in TX, LA and FL.  I have looked at listings and NOT messaged them through Realtor.com or Zillow, so they wouldn't get charged $50 or more for a lead.

Some have not responded  for over a week, which is bloody astonishing.

It seems to me that this is the root of the problem - agents who don't respond to their public-facing emails.  They SHOULD respond within minutes, not days.  And many don't respond at all.

I have reached out to two through Zillow and Realtor.  They respond quickly - but they're not the listing agent.  That's who I want to talk with, because I have detailed questions about the property.

I have to say, this few weeks of trying to find a property - as a former Realtor - has bee supremely frustrating.

If you want to fix something, this is a good place to start.

That's part of the reason, why I want to add a chatbot that can answer your queries. 
The chatbot (AI agent) will have access to the internet and the listings data thus it can proficiently answer your questions. The chatbot has been installed on couple of brokerages' websites, we will see how it goes from there. 
 

Been thinking about the constant challenge agents face balancing active clients with the steady stream of website inquiries that come in at all hours. It feels like a potential bottleneck, especially for questions about specific listings or general market info that pop up late at night or when agents are out showing properties.

Agents are notorious at not picking up their calls. Coming from a marketing background observing brokerage web traffic and lead flow, it seems like many potential contacts might slip away if they don't get a quick answer. There should be an AI agent in a form of a chatbot that has access to the internet and the realtors listings, so it can answer the users inquiries and also extract the user's contract data, so the agent can close them later on.

I have spoken with realtors and investors about using an AI agent and they are either scared that AI will take their jobs or are afraid that it might say something foolish. Currently, AI agents are going to empower workers and if it has access to proper data it drastically lowers the chance that it will say anything outlandish. 

This leads to an idea I wanted to float here: What are people's thoughts on using more advanced AI agents directly on brokerage websites?

Thinking about how we can improve our online presence and client engagement. The topic of AI keeps coming up, and I'm particularly interested in how it could be applied directly to our websites.

I've noticed more real estate websites recently that have AI agents installed to interact with visitors. They seem designed to handle tasks like:

  • Answering market/property questions 24/7,
  • Recommend users relevant listings based on their criteria.
  • Identifying potential leads and gathering basic contact information.

The promise seems to be twofold: delivering faster, more personalized value to site visitors and automating some of the initial lead capture/qualification process for brokerages.

What are your initial reactions to this?

  • Is this something you've considered or even implemented?
  • Do you think clients would find value in interacting with an AI for initial queries?
  • Could this realistically help filter leads and make our follow-ups more effective?
  • Any potential pitfalls or challenges you foresee?

PS: One major pitfall that continues to come up is that AI stating something foolish, which is increasingly becoming unlikely.

One common complaint in real estate from homebuyers is the difficulty in getting timely responses by busy agents thus major real estate brokerages use chatbots to extract leads and qualify them. The agent is capable of answering questions about the brokerages, properties, market and it also takes their personal information so a human can contact them later.

Honestly, I found property research kind of frustrating. You're digging through multiple websites, and then often struggling to get quick, clear answers when you inquire about specific details. I found real estate agents take their time while getting back to you. That whole experience led me to create this tool – it's essentially my attempt to make it easier to find homes and conduct research all in one place.

This type of software would be very useful if real estate brokerages integrated this on their websites.

How to use this :

  • You can either search for properties and then ask questions about the property or you can ask questions about the real estate market and conduct a broad research and then search for properties based on your needs.

Example prompts:

  • I want a home with 3 beds in Toronto near a park with a modern kitchen
  • How fast are the prices appreciating in Toronto
  • Which neighbourhoods qre appreciating the fastest in Austin, Texas
  • What is the cap rate for this property at 4115 Laurelgrove Ave

You can only search Canadian and American real estate markets.

Most buyers and sellers still value the relationship and guidance of a real agent, but if we can leverage tools like this to stay more available or responsive, it’s just one more way to raise the bar and deliver top-tier service.

The heads of brokerages would also love this. AI will allow people to buy homes on their own, but i do think established realtors will be enhanced even more.

There are some tech startups  working on this project. I will let you know if something good comes my way.
