Welcome! Where in NJ are you looking? My best advice is to get with a realtor who knows the local market very well. I invest in Union and somerset county in NJ. I am more of a buy and hold for long term appreciation and cashflow.

I like your idea of living in your first property and renovating and then selling. Good idea. DO you currently rent? Have you considered a 2 family to occupy and fix up while renting out and generating income?

orange is not am area I would invest in but that is just me personally.

Julian, do you love nearby? Will you self manage? What kind if return are you predicting?

While  is not a war zone it is just too rough an area for me. IE. crime, Etc...

Essex county is rough in taxes. Try somerset county as well as parts of union county. I think you get more bang for your buck.

what town? If nothing in town similar you may have to get comps in neighboring towns.

West New York is definitely growing and desirable for people employed in NYC. I work with several people here @ 40th and 6th who commute from West NY and love it. Yes a lot of buses run local from there but if you can get into the city in 30 minutes or less I think you won't have a problem renting as it seems to be a very desirable and growing area from what I can see. The numbers, now that is a whole different story. I don't know the rental market there and would have to be researched.

I generally self manage live in NJ and work full time in NYC. I need to be able to get to my properties relatively quickly. Currently I live in Somerset county and invest mostly in Union county and can get there in about 20 minutes.

Someone mentioned the property taxes in NJ and they are 100% correct. Taxes here really eat into your return so just pay attention to the numbers closely. NOT to say you can't get a good return with the high taxes as the rental market here is great and you can really get great rent in certain areas esp. as Darren mentioned being close to train or bus stop. Welcome to BP. I am an investor focusing on Union and Somerset Counties. Mostly buy and hold single, multi family and Condos.

I am looking to start doing flips and light rehabs if the right opportunity presents itself. Like yourself I prefer blue collar working class downs and try to stay out of the rougher areas.

I invest in your backyard a well with primarily buy and hold cash flow properties in Union and somerset county.

I live in Watchung but most of my properties  are in Union New Jersey.

The meetup in Garwood sounds great, would love to check it out sometime especially since it is so close!
