I believe you can go FHA and instead of 3.5 put 5% down. They won't say no to more then the minimum I am pretty sure.... :)

Where abouts in NJ?

welcome. You seem to do a lot of what I do here in NJ. I too invest in small multis and single families for long term cash flow and appreciation. I invest in north/central NJ and am always looking for my next deal. I'd love to partner up on bigger stuff as well.

Welcome Rodney!

I invest in my backyard (North Jersey) however if you plan to invest out of state you should consider management costs and add that to your expenses when working the numbers as traveling back and fourth dealing with issues will surely burn you out before you become profitable.

I manage quite a bit of single and multi families in NJ myself but I live a stones throw away from then. Well not that close but 20 min. drive.

There is no set min or max however 2 to 3%  of total purchase price is a very loose guideline.

You can try to negotiate the seller to pick up some of these costs as well.

that would be an investors dream!!! Who ever told you this, I wouldn't believe much else of what they are saying either. Could have been a misunderstanding also but like others are saying... No way out of paying your property taxes.
