Hi Anish,
Yes agree with what you are saying. Only thing I would add is that there are other MLPs besides just energy. For example private Equity, dry shipping and transportation are 2 others I can think off off top of my head.
And yes those K1s can be a pain! I use turbo tax and even with that it can be a bit cumbersome!!

Here in NJ you need VERY specific language in your leases to collect any late fees as well as court costs Etc...
Lease must state that any late and or additional fees are "additional rent" IF this isn't stated Judge and dismiss anty and all fees.
Ask me how i know..... :)

Welcome to BP! You will find this is a great place to learn and network. Sounds like you are definitely getting your feet wet - a 4 family in NYC sounds VERY promising!
I am a buy and hold multi family investor in NJ where I live. However I work in NYC - Midtown and would LOVE to get incolved in some buy & hld rentals in NY. I am currently starting to do some research,but finding the prices are extrmemly high here in NYC.
If you are local to midtown maybe we can grab lunch and discuss NY real Estate! I work at 40th and 6th Ave.

Hi Bob,
I invest in MLPS pretty heavily not only for the high yield they throw off but mainly for the way the capital structure is setup. Instead of them throwing of a dividend that is taxed at ordinary income like most blue chip dividend paying stocks do, their distributions are primarily considered a ROC (return of capital) so you are not taxed... (YET, is the key word) which is what I want so I can still takek advantage of mt 25k passive loss allowance on my Real Estate portfolio side. As one should know as your taxable income grows that 25k passive loss allowance gets phased out and onwe will be forced to carry it forward.
Please note that investing in soley MLPs would be little too risky for my taste as some bad news can easily trend them all downward as I have seen this happen before. I try to diversifed across various types of secuities IE. blue chip companies, MReits,Ereits, Utilities, MLPs...

The bottom line is find a niche that you are good at and or enjoy whether it be REI or securities investing.
The one thing that may not have been mentioned (or maybe it has) is you can just as easily lose your shirt with RE as you canx with teh stock market if you make even just 1 bad move never mind a couple!!
It's all about learning and educating yourself. Knowledge is power!

Great topic!
While I started out with RE investing I have taken alot of my cashflow from RE and put it in the stock market to diversfy, I absolutely love RE investing for alot of the reasons mentioned. Additionally where else can you buy an asset with 5 or 10 or 20% down and have other people pay for the rest of it? Using other peoples's money to grow your net worth is a wonderful thing. Also being in control of your asset is a huge plus as well. When you invest in securities you basically have no control over it and can only hope it appreciates where with RE you can directly influence your asset appreciating in value. Also the tax benefits are great as well - where else can you show a paper loss in the accounting world and in reality have a gain? Sure, if you are making a killing in your RE investment you will pay some taxes but not before you offset it with depreciation and any expense you put into it. With securities you are stuck paying full taxes on your gains (short term long term and in some cases ordinary income!!)
Again, RE investing isn't for everyone but there are so many aspects to it: buy anad hold, rehabbing/flipping,syndication, note investing, tax/deed investing, hard money lending the list goes on.....
You can make money in securities and well as Real Estate why not do both?
