@David C. _ It's bit early in the day but my numbers in Canada are better than in US for now, however in a year or so US will cross Canada. Purely on CoC US beats Canada all day long but due to financing options, Canada have an edge if you consider equity pay down as well.

Other factor to consider is USD/CAD fluctuation. Overall, I am targeting  15% / annum returns with +/- 20% variance 

Hmm - As I said, do a bit of research and wait. Attend local meetups and may be spend like 60 days before you make the first deal and have analyzed over 50 deals. 

@Marshall Zakarian -  I think the price is high as compared to other opportunities specially if you are putting this much of cash upfront. If you get good financing options then may be. Have you looked at the sale history of the property ?

Couple of questions

-  How much is current tenant paying. You said min but curious on how much is it

- I imagine you are using 100% cash for these deals. How do you plan to scale it or you mentioned investors. Is it all funded by investors or hard money lenders 

- You said it would be empty anyways, its because you plan to do reno in summer ? Have you drafted any written rental agreement or any other verbal arrangement ?
- When you would put down 20k more, you will be in for 80k. Do you plan to refinance it because most of the lenders ask for 75k minimum mortgage. Do you think it would be appraised for 100k so you are able to pull out your cash.
