@Will Pritchett encouraging people to fill out application on the spot is a good strategy. Once I show my rentals in SA and ask people to fill out an online application, not too many of them do that.

I'm filing my 2017 tax as married jointly. I have 2 rental properties that are both making losses for 2017 due to deduction and cost of acquisition + rehab; we acquired both of them last year. I am using TurboTax to file my tax. 

It seems that between depreciation and improvement cost, I have about -$6000 loss for each property. Hence for2 properties, I should be able to deduct $12000

However, the software does not allow me to deduct this amount, due to our combined income, which exceeded $175000 in 2017. Is there an income cap above which you can't deduct any rental related loss? if so, is there a way to go around that to qualify for this deduction?

@Zachary Barton. I am newish investor in Austin market and I found it very difficult to realize good cash flow. Do you have experience investing in Round Rock and Hutto, as I am planning to expand my rental portfolio?

@Drew Macomber, you are totally right. I bought a house in Cedar park that I was planning to turn into STR. I posted it at on mid January, when the rental market was dead. I netted $800. I made the same return on Jan. I could not take that situation anymore, and I turned that property to long term rental instead.

@Michael Bishop, I am also looking to jump into MF as I see that there is no cash flow in SFH. I am looking right now for deals in SA and surrounding areas.

@chris Seveney, how long do you need to hold note for? and can you invest partially in a note?
