Opinions are all over the place but I think most people agree...A slow down in growth seems almost inevitable given affordability concerns, but also probably a sign of a healthier more sustainable market. Large price drops? Maybe, maybe not.  

Whatever happens, areas that are fundamentally desirable will be hit less than areas that are simply desirable because A/B class areas have no vacancy.

Late update, but I think I can say problem solved.  And now I know one plumber NOT to call in Denver.  First plumber came once, said my problems were due to bad cartridge in the tub faucet. Long story short, this fix took him three visits and EACH time he was over 1.5 hours late from his 2 hour window, AND I had to call him each time to figure out where he was.  Ultimately, the hot water portion of the problem was never fixed by him. He realized on his 3rd visit that the hot and cold water were hooked up backwards on the water heater.  I had a good chuckle at this, but took that plumber off the job when he didnt show AGAIN to fix that problem. Had another plumber out the next day for this easy fix.

My tenant was understandably frustrated.  I tried explaining that some maintenance items require 3rd parties, which can be hit or miss.  All I can do is not call that guy again.

Also, lesson learned, it is almost always better to get concessions from a seller and do the work yourself, versus making the seller do repairs before closing!

Hello all!  This is kind of a cross post (https://www.biggerpockets.com/forums/84/topics/395375-poor-hot-water-pressure-to-shower-head)

I recently discovered a minor leak and hot water issue in one of my units.  I need a plumber experienced in shower/tub leaks and troubleshooting.  I am in central Denver.

Dan,

I was just over there and I think this is where the problem lies, although I still think the hot water to the entire tub/shower needs to be looked at.

Mostly, i found that there is a leak behind the wall when the shower is on, but not when the tub is.  I am expecting this to be a rather expensive fix due to it being behind tiled bath surround.  

THUS--THIS POST HAS TURNED INTO A "SEEKING RECOMMENDED PLUMBER" POST!

If anyone has good experience with plumbers in the Denver area...please forward on their contact info.

Hi all. I own a duplex in Denver and my tenant has recently informed me that the hot water pressure to her shower head is poor. I have not been over to check on it yet but she gave a pretty good description of it (below), so thought I would see if anyone here had insight. Thanks! "There seems to be something that's keeping water from getting to the shower line. I've replaced the shower head to confirm that that isn't the problem, to no avail. Currently, I get about 5 minutes of decent water pressure with appropriate temperature. After that, the options are to turn the lever far to the left to get hot water with no pressure, or turn it to the right to get cold water with better pressure. There doesn't seem to be a way to sustain both decent pressure and warm water, and at this point, my water heater is maxed, making the water in other faucets scalding. The strange thing about all of this is that if I switch to the tub faucet, there is still plenty of hot water and pressure, so it's not just a hot water volume thing - it seems to be an issue between the water heater and the shower line. Perhaps there's some build up?"
