I recently had to do some research (read: cutting into the wall) on my clothes washer drain.  I found that there is no p-trap, either in the wall or below grade in the crawl space.  The washer plumbing drains straight down in the crawlspace, and then does a 90 degree turn into the main line.  

What would the plumbers here recommend in this situation and what might be the code requirements?

Hello all,  I need to complete the fence around the perimeter of my Denver duplex and I would like to solicit a few bids to see what it might run me.  

It should be a small project, so I am thinking the big fencing contractors might not give me a competitive bid.  Anyone have the name of a smaller but reputable fence company, or maybe a general handyman that can handle a small fence job?

Hello all,

I am looking to install dryer vents into my duplex located in urban Denver.  It should not be hard, as the laundry room is located towards the exterior of the home.  I am looking for a few suggested and reputable contractors that I can reach out to to start obtaining bids and info.

Ill propose some other ideas.  Film, door chain...any other obvious and cost effective ones?

@Travis Sperr your comment is a bit contradictory.  Sounds like there may be legal ramifications of having double cylinders, based on your Sec 8 experience?

I reside in my owner occupied duplex and rent out the other side.  The back door has windows that, when broken, would allow access to the interior thumb latch deadbolt.  Thus, someone wanting to break in could easily break a window and unlock the door.

My tenant brought this up as a concern and wanted a double cylinder lock installed, the type where you would need a key to unlock from both interior and exterior.

Seems reasonable.  But when I thought about it more, I had concerns about safety and legality.  

What does BP think about double cylinder locks on egress doors? I am also curoius about the legality in Denver, Colorado.

What exactly is the odor... rubber burning (e.g., the aforementioned drum belt), an electrical odor (e.g., motor failing) or that classic, dryer exhaust smell of hot, humid air and heated cotton and synthetics?

If it turns out to be the latter of those, then the issue may simply be that it's not properly vented and should be.

 Good tips.  I'm going to try and get some more info on the smell itself.
