Square footage = 2,486
Year built = 1900
I got a quote that seems pretty high.

@Filipe Pereira, does CT state law specify a certain interest bearing %?
Now-a-days, banks barely want to give customers a penny on the dollar. Idk how the state believes tenants will make much interest on their security deposit. Seems pointless to put security deposits in an interest bearing account.

@Joe Villeneuve, thanks for responding. Ok, I got it. The short of it is to invest as little of your own money into a deal in order to recoup your investment faster and make profits thereafter.

Would you recommend a buyer put a 20% DP if he/she can? Wouldn’t a 20% DP increase cashflow and equity; especially if the buyer got a good interest rate?
