Hey Melissa that's awesome you found a deal in Montreal with your brother. I would recommend Thomas Thurmeier in Calgary to provide assistance with creating the holding company/corporation. His firm is called Small Business Legal Centre. For tax advice, I would recommend Ryan Barrett. He provides accounting for both Canadian and American entities. His business is called Numeris LLP in Calgary as well. Both of these gentlemen are on my team.

You sure do! You will need to speak with your accountant about taxes on fix and flip profits

I would suggest to do both. Investing in fix and flips will create the capital to invest in more buy and holds.

I would definitely recommend getting a lawyer to set up your LLC. Garrett Sutton of Corporate Direct is a lawyer I would recommend to help you out in that area.

I agree with Nathan G. Cashflow is king. If the market should go down and affects the appreciation negatively, you still have the positive cashflow.

My "why" is replacing my income as a nurse in order to free up my time to pursue my interests as well as free up time to have a family. Definitely one needs that "why" to keep you going in this journal of real estate investing and creating wealth. The road to wealth is not for the faint of heart.

Hello Zaid I suggest you go to real estate networking events in your area and present your deal at the meeting. Start doing some serious networking to raise private money.

Hey Jalissa I agree with Ricky-find someone to partner up with someone who can come up with the down payment. Another strategy is negotiate with the seller about perhaps rolling the down payment into the purchase price. 

Thanks for sharing these ideas! I have heard of some of these ideas but it doesn't hurt to hear of them again.
