I have represented myself before I was a real-estate agent and it went fairly well but I contribute it to being involved in real-estate for a few years at the time and had closed many deals. I knew the process well and this purchase in particular was from a friend of a friend and a reputable family in my town which is Boerne, Texas. If you do decide to try and represent yourself you can negotiate down the price of the home with the idea that the buyers agent commission is going to go to you. The sellers agent is not entitled to both sides of the commission if that agent does not represent you or work for you in anyway. So sellers agent gets 3% and you get 3% in the form of a discounted price. I do not suggest you do this especially when you are buying in a place other than where you live.
What is the price per acre where you are looking in Marble Falls? An agent can run a CMA for you and determine this price. In Marble falls there are lakes and rivers and being near water will increase the value of the land. Having water on a piece of land such as tanks can also increase the price. There are many factors to think about and it could cost you plenty more than you would save if you were to represent yourself. I know the Marble falls area fairly well. Hi @Norense Iyahen Congratulations on BRRRR! I would love to speak with you about doing a BRRRR in the San Antonio area. possibly even partner up. I have a duplex in SA and two SFR in Boerne. It is difficult finding rentals right now and I have been thinking about possibly doing a BRRRR but if I'm being honest I'm scared. I started taking my licensing classes and in between the 2nd and 3rd class COVID hit and shut everything down. When things started getting sorted out and they started offering classes online I was able to finish my classes and ultimately get my license. I am on a team but have gotten almost no support from them. I have had two closings, one I met through BP and the other I got during opportunity time. It really is bugging me that I had to fork over almost half of my commission to my team and I haven't received much in return. I am really getting discouraged. I am also an investor with a couple properties and that is what I want to do ultimately but with the market as hot as it is I am not having any luck finding properties. I am paying Zillow $741 dollars a month as a part of their "premier agent program" and at first I received many leads but then it dropped off the last week of July and so far I have received one this month. There are 22 active listings in my zip code and 14 of them are over 500k. Which seems like it should be a good thing right? Well the issue is that 80% of the leads I receive from Zillow are interested in lower priced properties. I think that for the higher priced properties they, by in large, already have agents because they are more "established" if you will. The struggle continues...

Wow there is a lot of good information here. @Di Lyu I fully get the situation you are in. My wife and I still have a house in Palos Verdes Estates and it is a constant conversation about if we should sell it or not. But we love going there so much so we keep it. I feel that Austin is a great market but very expensive because everyone across the country now knows about Austin TX. The secret has long been out and it has driven up property value like crazy as @Ryan Kelly pointed out. Those numbers are not sustainable. Should have bought in Austin 5 years ago. What everyone has said is true, there is still gas in the engine to continue growing but San Antonio has much lower costs and has more fuel in it due to the medical field and the military among many others. I think you will find better returns in SA because you can get more for your money than you can in Austin. If you would like some information on San Antonio let me know I would be happy to help.
