The eviction process in Massachusetts is very tenant friendly. As the landlord you need to make sure you are fair and have everything in writing. I have been to housing court and almost all the cases I saw went to the tenants favor. Really the only time it went to the landlords favor is when the tenant could not pay. 

Are you looking to do an eviction? Or do you need to?

I ended up using a company to perform the snow removal however this year I found out they were billing me without showing up or billing me for 4 times when they showed up 2 times. This was confirmed when I showed up at the property after our recent blizzard the company said the went 2 times already and there was no snow mounds visible from pushing snow with their plow. I have since told the company I am no longer going to be using them because of this. Anyways does any one know anyone reliable I can use?

Thank you all!

My goals are to use my license to help support my real estate investing. Right now I am focused on buying multis however I am not buying them very quickly. So I figure I would use my license to sell houses part-time and use the money I make to help speed up my investing.

I just passed the test and got my Real Estate Sales License in Massachusetts this weekend!! I put it off since last April 2014 when I took the 40 hr class and am glad I finally took the test! 

I am thinking going with Keller Williams any thoughts?

@Kris Duquette I would check out the MassHousing website they have some great programs. I know they have a purchase and rehab program and a No mortgage insurance program. I don't remember if they have any with downpayment assistance.

I believe they make landlord thermostats, I have never used them. I know someone that has them in a 4 unit building so he (the landlord) controls the temperature in all 4 units and the tenants can't change it. In this situation the landlord pays for heat due to only having 1 furnace. Another thing, why not insulate your pipes, that could help against tenants who turn off the heat.

I am a landlord in MA and am certified to perform RRP work and Deleading. I have deleaded 2 units in 2014 and received full letters of compliance. Now that this is said, it really depends on the work you are doing. The RRP rule only matters if you are breaking walls or opening them up. If you are just painting and putting up new cabinets then you are in compliance with the RRP rule. PM me for more info.
