Congrats, Chudi!  How do your numbers look?

Sometimes in my dreams I'm trying to do the math to analyze a deal in my head and the spreadsheets just look all fuzzy, but that is as close as I get.  You might be all alone there, @Michael Quarles

As we have discussions about accepting Section 8, though, it is important to remember there is great variability among the different housing authorities.  @Jeff Rabinowitz 's local office may be the pits, but that doesn't mean your is.

I've heard good things about Ernie Cole from Equitax Property here in Atlanta for challenging assessments, but I've never used him personally. 

I did it once many years ago on my personal residence in the city limits.  I completed a spreadsheet of houses on my street with their assessments and any increase/decrease. I compared the condition of mine to the others. 

Basically,  the reduction request was denied  3 times and each time  I asked for an appeal. The last appeal was before a board of citizens and I was so over it I didn't even go to the hearing, but they granted a reduction anyway.  It was so long ago and I was a college student in my first home. I'm not sure if they gave me a reduction because I made good arguments or just because I was persistent. 

Total cost of the house?  What will your payments be for each scenario?

You can absolutely shop around for better mortgage rates/closing costs.  You can also usually save money on your title search, title insurance, and settlement fees.  

I probably wouldn't invest there, but it all depends. What does the deal look like?
