There is a you tube video that might help.  It is called "Why seconds come first" by Stewardship Properties Investing.  I haven't made it all the way through the video yet, but it seemed to have some good pointers if you have a second mortgage when the first is foreclosing.  Anyway, you might want to google this subject for more information.

Lets try this again. I've scheduled a REIA meeting for this coming Thursday, August 25th at 6pm at my office building at AMSTI, 1900 Cunningham Drive in Opelika, AL. I put up an event on the Community Events page, and am hoping people will take note and come. There won't be an agenda this time, just people talking about their experiences and networking. Perhaps we can also talk about how often to hold these meetings. It seems that we are having a hard time getting off the ground, so everyone needs to make an effort to come if they can!

I went to one of those 3 day Fortune Builder seminars, and like you, I just couldn't part with the 30K that they wanted.  They did talk me into applying for one of those credit cards that had no interest for 15 months however.  I had 30K, but I used it and that credit card to buy and rehab a rental.  Now I have two rentals.  I think that if I wanted to go into this type of investing full throttle, then maybe the Mastery program would be a good idea, but I want to start slow, and learn without burning myself out, and I felt that it was something I could do on my own.  It isn't difficult, unless you plan on making it a full time job.

The Auburn/Opelika REIA group is a newly organized group of investors which meet periodically in this area. As of this date we have had two meetings. The last meeting was cancelled, however I am still interested in getting this group established for the long term. If we can get this thing going, we can share leads, get speakers to come talk on specialized real estate topics, possibly get vendors to award us special pricing on certain items, etc. I am sure that there are more investors in this area who would also be interested in attending.

I am scheduling our next meeting for Thursday, August 25th 2016, at 6pm central time.  It will be scheduled to end at 7:30pm, but if we really get into things, it could possibly run longer.  I have been granted permission to hold it in the training room at AMSTI at 1900 Cunningham Drive, in Opelika. We have internet access, a smart board for displaying information, and plenty of space.  At this meeting I would like to have discussion on ideas for organizing the group to encourage participation.

Let me know if you will be attending, and I am looking forward to meeting more of you!

Marquell, instead of waiting for the "once a year" tax sale, you can also look on the State Revenue department for tax properties for sale.  Just be careful that you don't pay the taxes on a crap piece of property like a drainage pond or a sliver of landlocked property, or something equally worthless.  

I went to the tax sale this past May in Lee County.  There were a few properties I was interested in, but we had some people attend that ran up the bidding.  For example taxes on a house worth 130K were only 2K, yet these bidders were paying 40 to 50K on it.

I already have an LLC, and have a Roth which I am considering switching to a Self Directed, Checkbook Roth. Can I move that LLC into the Roth easily?

Incidentally, I meet the age and 5 year ownership requirement to begin taking distributions from that Roth.  I've considered just taking the funds from the Roth and using them to purchase foreclosures to flip without keeping them in the Roth.  I'm not sure of the tax implications of that though, so I'm working through this decision slowly, gathering information as I go.

Do a google search on the county in your location for foreclosure auctions.   That is what I did for Lee County Alabama, and found the attorneys that hold these auctions at the courthouse steps.  I actually purchased a nice one doing that.
