Translplanted indeed!

I have a great contact on northside (lives in Jefferson Park — works across Lakeview, lincoln Park, Uptown, edgewater, irving Park, Albany Park, etc) but probably many closer right guys for this oppty. Very best wishes in your deal!

Hey Brian - if you want to send me a PM with more of what you’re looking for, we can connect and discuss. I’m a local realtor and could reach out to other brokers and review private listings to see if I can help.

Agreed with above - and they are more and more rare in Chicago these days. They are GREAT for renters since they offer the privacy and amenities of a SFH without the price of one. I have clients who cover around 80% of the mortgage on the rental income alone from the coach (up from about 55% four years ago, with the rent increases in the area). Good luck!

Interesting read in Crains today. By their estimates, its 26% in Chicago and 33.7% nation wide. http://www.chicagobusiness.com/realestate/20170302/CRED0701/170309967/heres-why-that-buyer-may-not-plan-to-live-in-your-home Jen

Hi folks -

Am new to REI, been spending the last month catching up on BP books, forums and podcasts. Have started to analyze some deals, and was SHOCKED at the awful ROIs I was seeing. Looking near Humboldt Park, Avondale, Jefferson Park, Albany Park... was feeling a little disheartened. My strategy plan was to house hack a multi-family unit on a FHA insured loan, though I may have to rethink my starting approach. The only way I was getting numbers that started to work was if there were four units, not 2-3. Or perhaps short sales or auctions, though the financing is giving me pause.

I'm curious - are you seeing inventory replenish?  Any advice on starting strategy in this market for a newbie like me?

Looking forward to connecting more!

Jen
