Please forgive me but. How do I go about executing a creation an investment opportunity fund?   Whom do I need to be contacting?  Is this a D-I-Y real estate concept or will a broker be required?  Can you point me in the correct direction?  Thank you kindly.

Hi Forum Members,

I am a new-ish poster. Been away for a minute. I'm glad to be back.

I run a exterior corridor independent lodging property. It is older but solid build ripe for reconversion and or redevelopment. 

Recently, our area was declared Opportunity Zone status which as I understand it allows for tax deferments and breaks for ease of influx of investment dollars. I have inquired to City and South Carolina Commerce about details. They both stated IRS has not released full rules and regulations but I should be preparing an Investment Prospectus. 

Where can I find someone or an entity to help me with the aforementioned Investment Prospectus?  I am officer and can get figures. 

Any help would be greatly appreciated. I am motivated and hold degrees but got stuck in this by family obligations. I have unique POV about area as living on property for 28 years.  Many thanks for stopping by. Good luck to all.

Hi BP community,

I run an commercial property. An older lodging property. It's 2 story. Late 80s build. Slab floor, each level. Brick walls between rooms. New roof. 8800 SF. " L " shape building with private parking. I would like lease out entire property in NNN set up. Visual at nadeluxeinn.com.

I been told  by doing own leg work that corporate hotel chains do not want to lease this type of property.  So...

...What other industries can be enticed to turn property into their needs for monthly rental fee?

Ideally, I want to lease it to national chain maybe as they can reconstruct motel rooms into offices for like satellite office for Comcast or clinics or urgent care like MedNOW but any industry welcome as long they pay rent, insurance, and taxes.

Yes, I have received some feedback from Marriott and Radisson who said they do not touch exterior corridor properties in their philosophy.  I am waiting on couple other replies.  

Would you have other suggestions who I can contact?

Appreciate your time. No offers from any brand managers yet.  I'm new to real estate game.  A snapshot feasibility report gave favorable figures for med / healthcare services are on uptick in my area. 

How do I contact or make them aware of the property is available for reconversion?
