Hi Forum Members,

I am a newish poster. Been away for a minute. I'm glad to be back. 

I run a exterior corridor independent lodging property. It is older but solid build ripe for conversion.  

I am thinking healthcare/medical like clinic, inpatient/outpatient, MedNow to takeover property in a NNN deal so I am get out of daily operations. Any help would be greatly appreciated. I am motivated and hold degrees but got stuck in this by family obligations. Selling is not option. Many thanks for stopping by. Good luck to all.

Hello BP members,

I operate a 10K SF external entrance lodging establishment in the North Augusta, SC area, collectively known as the CSRA.  I would like to attract leasers re-purpose the room space into Tech. Incubator or Start Up space for entrepreneurial business persons.  I do not have the know-how on how to carry this out directly?  Is there an agency or service who finds entities who carry out such projects for a commission?  Thanks for taking my question.  Kindly,

Hi Mr. Rohde,

Thanks for replying.  The land is owned outright and free of lender obligation.  I have attached a pic of the property as a visual aid.  There is a 2 level metal rod fence running the length of the property parallel to the concrete parking stops.  -Hemal

Good Morning Good People of BiggerPockets,

I am an operator of a small independent lodging operation in North Augusta, SC.  I am attempting to supplement the rooms revenue with alternate and/or non-traditional forms of ancillary revenue.  Once such set up that I have seen arranged though only from afar, was to lease out parking lot space to outfits who may need over-flow parking space for their fleet trucks, vans, small to medium moving box trucks, day-cab tractors, etc.

Can anyone please assist me in how do I find out who or what type of service provider would be best for me to contact to find out if such a person or company exists who goes about locating such leasing opportunities and making them come to fruition?

Hi all. thanks so much for your assistance. However, lodging operations of any type is what I would like to venture away from. With the room/lavatory set up in each room, could it be leased out as a NNN lease to a MedNOW, CPC, or other urgent care clinics. These medical facilities have been popping up all over the area and the land usage looks quite minimum and from what I can see, our property is more than large enough. I am certainly not a building expert. Thank you for the banter...Hemal

Hello BP members.  I am a newbie poster to this particular site.  Thank you in advance for any help.  So I recently took over family lodging business.  Below are some specs I was able to ascertain:

Land:  14810 SF

Type: Motel

Wall Height 10

Stories: 2

Bldg:  8200 SF

Framing Masonry bearing walls

Exterior Walls Stud -Brick Veneer;

Actual Year Built 1986

Elevator 0

It has been a family run place since its inception, having been reared in the hotel/motel business since age 10.  It is with this vast years of knowledge/experience that leads me here.  I would like to repurpose the property away from lodging operations which is not a consistent revenue generating proposition and into a long term land-lease agreement from any industry sector company who will use the building/land to fit their needs?  I am not looking for a get quick-rich scheme.  While I hold a MS in Hospitality, I do not consider myself a business tycoon.  I really just do not know where to start.  I have sought out non-profits such as SCORE.org and SBDC which led me here.  Thank you again.
