Johnny Youssef's podcast was good. Honestly, you would have to be a very hard worker and very committed to go through with a few of his ideas.

I really don't think I'm on his level or even that close yet. The hardest part for me would be the level of risk involved.

Thank you @BeccaSummers and @kylekingman. I saw the area and you are right. It is surrounded by sfr homes. I think a buy and hold would be a great option but since I wouldn't qualify for a traditional loan. What do I need to qualify for a any other type of lender? I believe it wouldn't be good for a wholesale because of the short 5 yr period they've owned it so lack of equity etc. I might be wrong, so can you elaborate on if a wholesale deal would work out and how? Also, if I wanted to get it under contract and assign it to a buyer. What type of buyers would want a property like this? Who should I target?

@Also, what is a retail buyer and how where do I fix them?

First of all, Thank you for all your responses. Second, I never said the property was in Orem. I said it was in a nice part of Utah. I have run comps and I'm certain that they would even negotiate on the price point. I agree with zoning and red tape but I looked that up and it really wouldn't be too difficult. As far as them selling it for what they owe. They would consider selling it for what they owe.

Now, are there any other options available for this deal? Come on creative investors! Help me out here.

Hello everyone!

I'm still new to real estate investing. I found motivated sellers who are wanting to sell their home in Utah. It's in a good area. It's 6 bd, an office, 3 baths and in good condition. It will need updating, cosmetic wise in most of the home. The roof and electrical plus hvac is all new. Also other updates have been done. They've had it for 5 years and do not want to lease purchase. They are selling it for 180,000 which is about what's owed on the property.

I was thinking it would be a good flip into a triplex or duplex.

what are my options as far as finding a buyer? Who should I target? Is it worth it?

yes, I agree with not enough to make a profit. I had a feeling from the beginning it wasn't going to be worth it. What about possibly getting a buyer And collecting assignment or finder's fee? Also, why are assumable loan homes hard to find?

@BillHamilton I found out the property is valued at $165,600. There is a small amount of equity and I just really like the assumable loan aspect.

PLEASE, Any creative financing advice on structuring the deal would be appreciated!

Hello!

I have motivated sellers selling a 3 bd 2 ba modular home, 1500 sq ft. It's located in a once popular oil field town, outskirts of Colorado. The husband got a job 155 miles away and that's the motivation.

They refinanced on an FHA loan and the current amount owed is $150,000.

They just want someone to assume the loan and no money down, just a buyer to assume the loan. The buyer would need decent credit & stable income.

My QUESTION is, HOW COULD I STRUCTURE THIS DEAL TO MAKE A PROFIT OFF BRINGING A BUYER & SELLER TOGETHER? FINDERS FEE? ASSIGNMENT FEE? HOW COULD I, IF POSSIBLE, PROFIT?

I see so many motivated sellers from small towns but I know finding a buyer would be difficult. Where are the best places to wholesale besides obvious Daytona, del ray beach Florida, st Louis MO, OH, AZ, ETC.

What are the options, if any, with these small town deals? Any input is appreciated🙆

PUT A CORK (CLAUSE) IN IT.

First of all, I would definitely put some type of no smoking 🚭 clause in the contract. Second, I hate the smell of cigarettes but we're all different and we all have our own vices. Unfortunately, this construction 👷 🚬 worker has a sadly stinky one. If I were you, I would try and put myself in his shoes. Realize, you're actually helping him improve his life. I am willing to bet that if you give him half a chance without being too hard on him. You and him will both learn something new and valuable from each other.

warning: If he quits for a while and maybe one day you smell it on him but otherwise he's making payments on time. He's taking care of the place, warn him and give him a chance.

Great tenants come in all packages...and smells 👃 ---Just change his to a pleasant smell for a win win situation.
