I've sold 3 houses with three different Redfin agents. All Excellent. no "gotchas", all straight up. I'm not sure if its still this way, but they all have their own territory. I have a friend that sold his place in Hawaii that was a nightmare. Errors in the listing that the agent did nothing to address. seriously reduced his visibility. I have no doubt this hurt his sale. Useless agent. Windward Oahu. Except for that, I think they're pretty good.

Find some local larger landlords willing to share there leases with you. Or, go to some places that are for rent and grab their lease copies, this will give you more ideas.

my two cents...A general California Apartment Association form will never cover the things needed specific to your situation. Carefully consider all the things and possible situations pertaining to your property and add them to your next lease. Add addendums until you're exhausted. This is especially necessary in a anti-landlord place like California where you have no rights.
All guests park on the street. No cars on blocks. No hibachi's within 10 feet of wood. No drying of fish on the roof, ie., No commercial enterprises. Whatever. You get the idea. Have an eviction attorney look at it. Load up and protect yourself.

Its very simple. You call an eviction attorney. Tell him that you plan to relocate and move back into the unit. He'll send the proper notices according to law, and after judgement, a sheriff will remove your tenant. Then you MUST move in or you're in trouble. I suggest you read your NJ landlord/tenant laws. I certainly don't know what they are. But , you should be able to inhabit a property that you own if the tenant lease is up, or he's on month to month.

As if Washington state (Seattle in particular) wasn't oppressive enough? In 40 years there may have only been once when I raised above 10%. An easy tool to get rid of an undesirable, gone. Oh well. I have noticed an upswell of apt buildings for sale. Some that even meet the 1% rule, which I have not seen in a long time. The evidence is there, landlords are leaving(corporations arriving), but the onslaught to chase landlords out continues.
That's the American way to make offers. Don't take it personal. Low ballers can make you cringe, yes. I just say, "No, that's very kind of you to offer, but not even close" End of conversation. Hang up, whatever.

When mama bird pushes its young out of the nest, they either fly or die. Some people just can't fly. I wish we all could. I knew a guy that was able to buy a house with a small inheritance. His mortgage was $175 a month! He still couldn't cut it. Went through foreclosure 5 times, I had him re-instated each time. It got old. Very smart, kind, but just couldn't make it in this kind of world. Could have been a curator, or archivist, or writer, but just didn't have the get up and go. Probably on the spectrum, and there's a place for people as such, they just need a little understanding or maybe help. Or they get run over.

What about just using a couple window units? much cheaper. keep them in the garage, use in summer months, or just leave in place.

Not enough info here. You didn't say what the pipe is made of. If it's old galvi, you probably want to replace it anyway. If so, just run new 200psi plastic to the meter, one foot deep in these parts. OR whatever is easiest and cheapest within code. If its a newer line then it might be worth finding the leak and fixing it. There's no recourse, just get on with it and fix it. You could try suing, but this really isn't a big deal worth the time. It's unfortunate that you're out of state and it isn't across the street from you. Finding a trustworthy plumber is a crap shoot.
