Thinking that Airbnb has your back. They don't. The owner is the lowest in their eyes. Any problems I ever had with a client, Airbnb was useless and did nothing. I've had imposters enter my property that were not the people that booked. No help, zero!! Once when I had to cancel a booking (3 weeks in advance) because I had to leave the state, they attempted to make me pay for the cancelled persons new accommodations in full, unless I could show proof. Airbnb is awful.

Is the freezer all iced up? If yes, its probably the heater element. You can buy one for $20 and change it yourself.

I don't know your plumbing specs, but could you put a screen in the drain that would block the critters but allow drainage? Advise the tenant to maintain it in case it clogs up. If it works, Then the pests are his problem not yours.

I would have a signed renewal. In Seattle, if you don't give an itemized list within the required time frame you must return the full deposit. What is the law in Texas? Is what he is saying true? Why didn't you give him a list of damages? I'd say you are not reasonable. You need to follow the law with deposits and be more professional with your lease renewal.

There is rent control. I found this out in 2 minutes and live across the country. You're breaking the law and that's why you'll lose. Do your job and do your homework.
