@Harjeet Bhatti Thank you.  Yes I know he has those options available to him, but none of the lenders he has spoken with offered him that option... even after he asked for it.  Do you have a contact at Fifth Third bank in Charlotte he can speak with? 

@Robi Schreckhise His current house is on an FHA and his new duplex he wants to buy is not 100 Miles away from his current house.

Hey everyone, I have a good friend in the Charlotte NC area who is needing conventional 30 year fixed loan with 5% down to purchase a duplex to house hack.  Every bank he talks to in the area is asking for 15% down.  Does any one have any lender contacts in that area that may be able to help him?  He had a traditional high paying W2 income with a great credit score.  

Any help would be appreciated.
