Trying to wrap my head around the new bonus depreciation rules. Say I pick up a 25-year-old rental for $300k—under the 2025 law, how much of that can I deduct right away with bonus depreciation? I get that you’ll need a cost seg study for the exact breakdown, but has anyone done this recently? What are some typical numbers or percentages you’ve seen in practice

I’m looking into picking up a place near the Domain for a short-term or medium-term rental and wanted to see if anyone has recommendations on good spots to look. Ideally somewhere that pulls in both business travelers and folks visiting Austin, but not crazy expensive like some of the central neighborhoods.
Do you think Pflugerville or Round Rock might actually be a better move than being right by the Domain? Any specific areas you’d suggest checking out?

Hi everyone,
I’m looking for some guidance on the best way to structure my business entity for rental properties and would love to hear your experiences or advice.
I live in Texas, but I currently own two long-term rental properties in California. Now, I’m planning to add a couple of short-term rental properties here in Texas. I want to set things up correctly from both a liability protection and tax-efficiency standpoint but I’m not sure what the smartest approach is.
I want to make sure I’m protected personally, while not overcomplicating things or eating up profits with unnecessary entity costs.
If anyone has been through a similar situation—owning properties in more than one state—and can share what structure worked well (or what to avoid), I’d really appreciate the insights.

Post: Issuing 1099 as a proprietor of the rental business

My wife and I own a home that we are renting to another family. I have a property manager who manages the renter and we pay him more than $600 per year for his services. Since the payment is over $600, IRS requires us to furnish a 1099 MISC/NEC to the property manager. My question - can I issue a 1099 NEC/MISC to my realtor as a sole proprietor (using my name as Company name ) or do I need to incorporate/form an LLC first? Thanks for your input in advance.
