I fully agree with @Steve Wilcox. A lot of our deals have oil tanks and we deal with it ourselves, not the seller. It should only cost 2000-2500. I don't know if you are looking to flip it or not but it looks great to your buyers if you did the work and show the tank is pulled and clean. If there is contamination, thats a whole other animal. I would also second his notion to contact tank removal companies and see what they say, do not leave it to the seller. We give all of our business to one company and I can recommend them if you would like. We've removed 2 tanks in the past month.

Has anyone had experience buying a property Subject to with an FHA rehab loan? The seller bought it as an REO, renovated and then fell behind on payments. We've never done sub to investing but this could potentially be a great rental property. This is a 3 fam in North Bergen, New Jersey.
