Post: LOOKING FOR: Mentor that is willing to help young investor

I am seeking a mentor that has experience with creative financing and deal structuring. I would like to learn from someone who has been in real estate for awhile and interested in mentoring a young investor. I have experience with creating brands and marketing, but I would like to continue to learn and gain financial freedom through real estate. I have been interested in real estate for a long time and I'm a fast learner. I am on the verge of doing my first deal, but I would not mind a helping hand to guide me through the process. I've gotten a lot of people that say they don't have time or desire to mentor, but I only need one that is willing to help teach me the ropes.
Again, please don't reply if you are not interested in my post or only have negative comments. I am seeking someone I can learn from and possible create a lasting relationship with. Thanks everyone!

Buyers list are not as important as most people think in real estate investing. If you can consistently find GOOD deals, then the money will find you. You have to get good at finding deals and sorting through them to find the motivated sellers. You have to be able to find sellers that NEED to sell, not just want to sell. As soon as your able to do so, you will start creating a network of serious buyers that you can consistently rely on. You don't want a buyers list full of people who are simply, "interested" in real estate. Find the deals, and the money will find you. If all else fails, cancel the contract.

I work with them. They work with wholesalers like me and basically act as our sales force. They help market the properties to their network (adding a few thousand on top of course) to help move deals.

@briangibbons Oh okay that clears up a lot, I forgot to consider sellers with little to no equity. Now if you get them to agree to a sub to or a lease option, where does the profit for a wholesaler come in? Would you then just assign the contract with the same deal, but higher rate to an end buyer/investor?

Does anyone know a good way to structure a 3 Option Letter of Intent when wholesaling? Obviously my first option would be an all cash offer, but what about the other two? Lease option or a subject to agreement? How does this work when you go to assign the contract? Any help is greatly appreciated!

Hey everyone, Im Hayden from Dallas, TX. I am new to the world of real estate and looking to get my feet wet by starting with wholesaling properties. I am a young entrepreneur myself and at the age of 21, I already own my own business and have created a vast network in Texas in particular.
