 A relative is considering having property go the short sale route. Are there exceptions where a family member would be allowed to buy it? Perhaps for a non-profit?

I'm going to bid on a HomePath property. In a hot market:

Is it advisable to use the listing agent (for HomePath and all other properties on the market) as my buying agent since they know more about property & the other bids?
