I think it would depend on the what kind of manager you are looking for and what would the cost be of having such an onsite person, will they be doing any support/maintenance activity too or would need supporting staff. I have seen people working with as low as 20 units with an onsite manager/maintenance person, I think you can be pretty creative with who you use for this and how you compensate them.
I have read that many a times state has a guideline on how many units should have an onsite manager.

I am talking to a seller that has office space that he owns free and clear. He wants out and is open to creative financing. The office space is around 3500 Sq Ft and his not leased out right now. I am looking for what creative financing options can I present it to the seller so that it is win win for all. I will use part of this space and the rest I will lease it out. Also, what would be a good way to estimate the price for the property with (90 -100%) seller financing.

My understanding is that most of the times such properties are distressed properties so you have to really do your due diligence upfront, and then if you are experience value play investor. I think it is worth a try. I have been watching such properties and they usually go at much higher prices than the starting price.

I think it is fine to start big as long as you have a good property manager and a real estate agent with some good experience on multifamily (5+). I like 5+ units simply because of the economies of scale that makes use of property manager more feasible, especially when you want to be hand off on the property management side.
