I have a potential seller who is willing to sign my purchase and sale agreement. The only curve ball is that she stated that she does not have any funds to close. How do I go about this, what other solutions are out there that I can do at closing?

@Tim Herman thanks for letting me know how to reply back the proper way. I understand the agent will be against me but I'm hoping if I offer him to be my buyers agent, Then he will get a 3% commission of me and the seller, making it a 6% commission all together. This will make the agent want to work with me. I'm just not quite sure how to go about it.

Thanks Jonathan Greene, yes My Hvac would be a good way to start conversations with investors, especially dealing with furnaces or condensers for their homes their trying to invest in. I will even fix it for free for a great relationship.

I was willing to go to a hard lender because there quicker, and search for a investor who is willing to buy or perhaps a retail buyer. not understanding how to put it together though. Do I sign the lease agents purchase contract or do I have him sign my purchase and sell contract? Is this strategy even possible for a wholesaler

As I said in my 1st post, I am new to this exciting journey of becoming a great real estate investor and eventually a great real estate agent. I am currently a HVAC technician been doing this for 5 years. I install central Air and Heat in beautiful properties, so I'm currently working as an real estate investor part time. There are times where I come up to a road block as my knowledge to this field is limited. I've read a few great books on Real Estate and Wholesales and flipping. I'm currently reading the Real Estate Wholesaling Bible by Than Merrill. It's a great book so far. I've also read How To Be A Real Estate Investor by Phil  Pustejovsky, and Investing In Real Estate With No (and low) Money Down By Brandon Turner, and Flipping Houses With No Money Hands Down By Edward Day. These books really helped me get my confidence and Knowledge to start my business in Real Estate But every book I Read so far mentioned to get a "MENTOR". So far i've been doing it on my own to really no success. I'm willing to be a great and Awesome Protegee.

Is working with agents a good move to do for wholesaling? Lets say I get a sellers agent to double dip with me and their client accepts my offer. What do I do now?

I am new to Whole Sales Real Estate and new to the Bigger Pockets community. I have my first contract and not sure how to go about choosing the rite title company. I'm located in North Andover MA. Any title companies around my way anyone can recommend to me.
