Hello All,
I'm thinking to buy a land and put couple of mobile/trailer homes on it. Then rent it out. But never done that before. What sort of issues/road-blocker can come in my way? Do I need to get permits before I start? Where do I begin? Any help and putting me in right direction would be very helpful?

Hello BP,
I'm a landlord in Houston, TX and would like to know what kind of lease agreement contract form can i use to have my tenant on month-to-month basis? Also for either party (landowner or tenant) to terminate the lease how much advance notice should be given i.e. 30 days, 60 days or something else?

Does all the tenant who would be occupying the property have to sign the lease agreement in the state of Texas?
I have a potential tenant who will be living with her son. Mother is responsible for paying the rent. Is there a clause or TREC requirements that both mother and son has to sign the lease agreement?
Note: I'm (landlord) is talking directly with tenant agent and the agent is saying only primary applicant (i.e. Mother) is require/responsible to sign the lease agreement.

Hello Everyone,
I'm a investor and do have couple of properties under my belt. I brought both the properties through MLS and end up paying few thousand $$ in commission. I'm planning to take real estate license but don't know where to start.
How many hours needs to be complete before giving exams? How many and name of books requires to prepare? Who teaches in Houston? Any online courses? Exam fees? Where to go for exams?

Hi,
I'm writing this from Houston, TX. Due to impact of HARVEY in Texas, my mortgage bank is offering "Forbearance Plan" for 3 months. Were I don't have to make any payments for 3 months. It will show my loan account as active and current but mortgage company will report all credit bureau on monthly basis that I'm on "Forbearance Plan". At the end of 3rd month, I have to catch up and have to mkae payment for all 3 months.
My questions:- Being a real estate investor, will this affects (good or bad) my credit score in short and/or long term? Should i take it?
Please share your thoughts/suggestions or recommendations?

Hi,
I'm planning to built a small (around 10 units) apartment complex inside 610 loop of Houston, TX. Strategy is built it, rent it and in future either sell whole unit to another investor or sell individual units. My questions is:
1) How much land do I need to buy? ( 10 units consist of 2-3 studio units, 5 1bedroom units and 2-3 2 bedroom units).
2) Planning to built 2 stories with 1st level unit's to have some good elevation (lesson learn hard way after hurricane HARVEY) from the street?
3) How much parking to provide?
4) Not planning to have leasing office on-site, will be using on-line website and other tools to get leasing done?
5) Property will be manage by third party (since I'm expecting lease maintenance call for first few years) property management company?
6) What other things do I need to take care of?
7) What should be my price per door to built these apartment units?
8) What should be cash-on-cash return?
9) Any Permitting issues?
Please share your experiences (good/bad/ugly). Hurdles faced by you?
