I use investorfuse for my automation and its a great tool to help me stay on top of followups, appointments, team members, virtual assistants and keep track of all the in's and out's of my wholesale business. Also have you considered skip tracing phone numbers for potential clients on your direct mail list? It may give you a upper hand to get in contact with some professionals in your market ASAP. Skip tracing phone numbers in my target area and hiring a cold caller to call my direct mail list helped kickstart my direct mail campaigns.

Have you considered farming the phone numbers on your list with skip trace tools and dialing potential sellers directly? Within my company we touch every lead a minimum of 7 times sometimes we contact up to 12 times. I have started using this technique and it has helped my direct mail gain recognition and also i have found motivated sellers through my skip tracing and cold calling efforts. What has work for me in the past is just picking a few target zip codes pulling how many cash sales are in that area then deciding if It would be a good area for me to farm numbers and start calling around to gauge motivation! I then set followup sequences inside of my CRM which notifies me when its time to give a cold lead a ring again.I've seen my response rate go from a 1-2% to around a 4-7% increase when i added cold calling! MOST real estate investors and realtors fear the hang up or are not able to locate correct phone numbers for the sellers they are looking for. This leads to them paying crazy amounts of money in direct mail just to get a deal. When i first started investing in real estate this was a huge problem dumping money into direct mail and not seeing a great return on my investment. That’s when my business partner and I began skip tracing phone numbers for potential sellers that were on our direct mail list and calling them directly. I then set followup sequences inside of my CRM which notifies me when it's time to give a cold lead a ring again.I've seen my response rate go from a 1-2% to around a 4-7% increase when i added cold calling.The beautiful thing is this entire process is now outsourced and it makes my business more profitable and gives me more time during the day. Let's keep ringing potential sellers directly it works wonders. I understand the issues everyone is having, and I found that there was no viable solution when we first started out. Using services like "spokeo""findtheseller.com" are good for one-off leads; however, we were looking for numbers for our whole list (like 2,000 leads). Additionally, the pricing is not economical for bulk data. I think they charge $750 for 100 leads, and I've seen other companies charge $300 for 50 leads...ouch! To meet this need in my company, we actually went through the licensing process to gain access to several skip tracing tools, and I have about 6 accounts that I use to generate extremely accurate phone numbers (94% accuracy rate). We started doing this for ourselves first and landed a several wholesale deals. It was cheaper and quicker finding the numbers and calling sellers directly instead of saturating a whole area with direct mail and hoping that the phone rings. Doing large direct mail campaigns early in our career was like throwing money down the drain and it hurts when your funds are limited. Now we're skip tracing and cold calling lists for local companies here in Charleston for a flat monthly rate. We only send them the qualified sellers based on their criteria they give us, and we followup with the other sellers at least 7 times because follow up is so crucial in investing

@Josh Hanes it sounds like your problem is you dont have a high volume of potential deals coming your way from off-market sellers.Have you and your brother picked a few target zip codes in the area and made a list of off market properties you intend to market to? Ever considered farming the phone numbers on your list with skip tracing tools and dialing potential sellers directly? Within my company we touch every lead a minimum of 7 times . I have started using this technique and it has helped my direct mail gain recognition and also i have found motivated sellers through my skip tracing and cold calling efforts. @Derrell Barton I have always found it beneficial to go to the offices and in my local area most realtors allow outside services/ companies to put on luncheons for their agents and you spend a little money buying lunch for the agents and the luncheon is a great way to pitch your service! Just call around and see how you can sponsor one! There aren't many offices out there that will decline free food and information!!! This way you've proved that you are serious about your business and its a great networking opportunity talk about what you're offering.  Hope this helps!

@Andrew Newlon thank you very much!  I usually start by informing them we are a group of investors and have purchased near their home in the past few weeks and i ask if they've "ever" considered selling their home. You have about 30 seconds to make them care about what you have to say! I do encourage my cold callers to actually have a conversation with the potential seller instead of sounding like they are reading off of a script!!
