I would definitely use a CRM some you can even customize to set follow up sequences for the leads that you have touched that aren't ready to sell I suggest "Podio". I have seen a much better response rate once i begin setting followups and tracking my leads with a CRM! Hope this helps! @Jason V.

1. Once you receive a call from a motivated seller make sure their expectations aren't extremely high. If you both are on the same page price and terms wise. Schedule an appointment that day if possible. If you wait the seller could potentially pick up the letter of another investor in your market. I will warn you that typically you only receive a 1% response rate with direct mail and you'll more than likely have to send a minimum of five letters to be taken seriously by sellers as they receive mail from hundreds of other investors/realtors. 

2. If you are dealing with an out of state owner have them sign and notarize a 'Locksmith agreement" have the locksmith come out and let you into the home once you have received the paperwork. This usually around a hundred bucks in my area! 

3. I always ask the seller what they are expecting to walk away from closing before i make an offer and i always ask them to disclose the damages that the property may have. 

Although i have gotten response from direct mail, skip tracing phone numbers using a wide range of skip tracing tools has allowed me to call owners directly. In turn this has made us stand out from the competition and its more affordable than running direct mail constantly and hoping the phone rings. @John Torres I have found it to be very helpful to use multiple skip tracing tools to locate phone numbers for property owners and just begin cold calling. The average response rate i receive from direct mail is about 1% cold calling I've seen a 4-7% increase in my response rate once i added this technique to my marketing! Hope this helps best of luck and if you have any questions feel free to message me directly!!!

 Direct mail success for myself and my business partner has been non existent. I am still receiving mail that has been returned from last year. This hurts us because we still see our dollars from last years campaigns going down the drain. The average response rate we saw from direct mail was 1%. This wasn't very sustainable for us knowing that you have to mail a seller at least 5 times before you're taken serious. 

I began to see a true return on investment when i began farming phone numbers with multiple skip tracing tools and then cold calling my direct mail list in its entirety. This saved us precious marketing dollars and gave me a leg up on the competition. I have also begun farming phone numbers and cold calling for other investors and realtors that are not seeing a true ROI with direct mail. The system I've deployed has worked wonders and is focused around 5-12 cold calls along with followup sequences. I have had nightmares with direct mail success. My business partner and I also mailed a tax auction list last year and we are still receiving returned letters. This hurts us because we still see our dollars from last years campaign being wasted completely!

I definitely agree that this gives you a leg up on the competition and also have begun farming phone numbers and cold calling for other investors and realtors that are not seeing a true ROI with direct mail. Some advice from a wholesaler in Charleston SC who has moved a two pre foreclosures in two of the hottest areas in my market. You will need to wait until it is desperation time for the seller and just build a rapport with some cold calling until its time for them to sell! Remember volume is key.

@Lemont Williams you will likely have to out source getting phone numbers because you need to keep in mind that you'll need to call a lot of sellers to find a motivated lead. My suggestion would be to get your list skip traced by a professional. Beware utilizing skip tracing services can be pricey!
