@Lemont Williams yes when I am intending to wholesale a property i also inform the seller that there will be an end buyer involved in the transaction. Put yourself in the sellers shoes, would you want to be under the impression that some one was going to buy your home all while the person you assume is going to buy your home hasn't even found a buyer to provide the necessary funds to close the transaction?

@Lemont Williams run the course to wholesaling if thats what you intend to do ive been in real estate for 2 years and have over 20 wholesale transactions under my belt. Id like to think ive had happy buyers and sellers since I've been in business. My advice is be more persistent and more savy than the next guy and you'll do fine with wholesaling. Also make sure to be completely honest and disclose everything you intend to do with any property you work with.

Hello I have outsourced cold calling for quite sometime now and it has brought me deals and saved money on direct mail. I find it interesting that people in the REI world are so ready to pay for direct mail outsourcing and to receive bad lists, but refuse to outsource cold calling! All these are very important to our success as you well know. My vote hire someone!!

I've spent thousands on direct mail and have had spotty response rate I have discovered cold calling my list to be effective.

With my personal experience following up with a potential seller five or more times through "multiple forms of contact" (Cold Call,SMS,Email, Direct Mail, Door Knocking)  is standard. Build a rapport with a potential seller and be persistent.I Hope this helps!

Have you ever noticed those google vans rolling around mapping every neighborhood? Im sure you have or have heard of them in the past. Google has really taken the work out of finding problem properties to work with.

I start with a property on my list and punch it into google maps, if the area has other homes in the neighborhood that may need work i make my way up the street using my mouse and target other homes that may need some "tender, love and care" copy and paste the address into the database for properties we may be able to work with. Skip trace the phone numbers manually then give potential sellers a call to see if they have ever considered selling. Hope this helps!

@Leonard Lee if you are having difficulty finding correct phone numbers there are different skip tracing services that will pull phone numbers for you and charge you on a per record basis. I will warn you some of the skip trace services out there can become quite pricey. We find it beneficial to manually look up phone numbers for our potential clients.

Gustavo Munoz Castro my business partner and I skip trace our entire direct mail list for phone numbers so we always have ample amounts of potential sellers to dial and gauge motivation.
