@Danny Barrera Within my company we touch every lead a minimum of 7 times sometimes we contact up to 12 times. I have started using this technique and it has helped my direct mail gain recognition and also i have found motivated sellers through my skip tracing and cold calling efforts. What has work for me in the past is just picking a few target zip codes pulling how many cash sales are in that area using listsource.com then deciding if It would be a good area for me to farm numbers and start calling around to gauge motivation! I then set followup sequences inside of my CRM which notifies me when its time to give a cold lead a ring again.I've seen my response rate go from a 1-2% to around a 4-7% increase when i added cold calling! @Sean C. Direct mail marketing in your target market im unsure of. However you must send out 5-7 campaigns in most areas to receive a ideal return on investment and stand out from the competition. National averages below. 

Yellow letter: 1-2%

Postcard: .5-1%

Professional Letter: Vary you'll get a higher response rate that doesn't always translate into motivation though.

@Alan Fichter driving for dollars has worked wonders for me. A tip i have for you is to do a "google drive for dollars" punch in a street address on google of a target area you can see yourself getting deals in then use your mouse to walk up and down every street you may potentially have interest in make an excel spread sheet of the properties once you have a large number of properties on your list that you would like to target i would send their property addresses to a skiptracer and then launch a cold call campaign reaching out to these sellers a minimum of 7 times over a period of time this will make you real to them and they'll take you serious if you continue to followup with them. @Toi Collier I'd Second what some others on this thread have suggested. Find a great skiptracer who manually searches every record to give you a great chance at finding contact information for relatives of the estate holder. Hope this helps PM me if you have any specific questions.

@Account Closed Keep in mind that you must be persistent it takes 5-7 campaigns to truly see a "great" return on your investment with direct mail. I have great experience with yellowletters.com. My best advice to stand out from the competition is that most real estate investors and realtors fear the hang up or are not able to locate correct phone numbers for the sellers they are looking for. This leads to them paying crazy amounts of money in direct mail just to get a deal. When i first started investing in real estate this was a huge problem dumping money into direct mail and not seeing a great return on my investment. That’s when my business partner and I began skip tracing phone numbers for potential sellers that were on our direct mail list and calling them directly. I then set followup sequences inside of my CRM which notifies me when it's time to give a cold lead a ring again.I've seen my response rate go from a 1-2% to around a 4-7% increase when i added cold calling.The beautiful thing is this entire process is now outsourced and it makes my business more profitable and gives me more time during the day. @Braden Smith Great job getting TLO, there a couple other skiptracing services that I would say are just as good if not better but thats a great start! I use investorfuse for my automation and its a great tool to help me stay on top of followups, appointments, team members, virtual assistants and keep track of all the in's and out's of my wholesale business! @Ama Roberts my advice is to find a "skiptracer" to work with that can prove they can help you! They also NEED to have access to updated information a lot of the services out there dont have updated information so you could be paying for old numbers that are disconnected! Its like flushing money down the toilet! Another thing to keep in mind is a lot of "skiptrace" services do "batch" phone number searching this does not allow you to find particular seller information you also eliminate finding the person your looking for next of kin, who most times will be able to connect you with who you are looking for. I would try  to locate a "skiptracer" that manually searches EVERY lead you send over who wont just run it through a batch skiptracing tool and send over outdated phone numbers and data that you cant use for you business!
