I would like to be there to walk you around the property myself, however, due to my current deployment I am unable to.

I do have a property manager in place, however, they are a bit of a profit mill management company and charge 10 percent or more on every item that is performed in addition to the 10 percent for management of the property.
At the moment they are the best company that handles Fourplex in the area and I would be hard pressed to find someone else that will manage a Fourplex.
I prefer to do it myself but I am currently deployed.
As of now I would entertain offers.
The property address is 907 Sissom Rd Killeen TX 76541 and if you type it into Google a couple of my previous listing should populate.
Due to me being deployed I don't have pictures handy but if interested my property management can send you pictures and all rent rolls, etc...

Thanks for the input guys, I am vaguely familiar with the Seller Finance process and understand the possible negative implications. I am just entertaining every possible angle to which would allow me to minimize my Active involvement in day to day dealings.
In addition, I would be glad to receive your checklist Ian as I feel I can benefit greatly from it.

Hello BiggerPockets community,
I am in a bit of a predicament at the moment. I have a property purchased about 2 years ago in Killeen, TX that is a huge headache to manage due to the area, tenants and the fact that I am deployed to Iraq. It is a Fourplex Apt building and is in fair condition. I am trying to sell it as it is currently fully rented and is a cash cow depending on how maintenance is allocated.
I am also considering owner finance terms but would prefer to be completely rid of it.
Has anyone sold a property of this caliber and would seller finance be my best option?

Thanks Joe, I currently am looking into whether to use the VA loan or save it and use the FHA. I am looking to purchase a Duplex (live in one side rent out the other) and while I intend to start around the Fort Hood/Harker Heights TX area, Dallas Texas is where I want to end up.

I guess I never considered the USDA loans, I wanted to save the VA Loan and this could possibly work out for the better. Thanks for the insight Elizabeth!
