Do you feel like both of those websites have accurate information with the current market or is it like mashvisor were biggerpockets investors have said it isnt really update and accurate information?

Can you get a seller agent to provide the landlord expenses and operation income of a duplex without signing purchase agreement yet or you want get that information until you do a purchase agreement. Also, what information would a seller agent provide buyers when advertising, will include operating income and expenses?
