Say a buyer buys the home with seller finance making it the primary loan and he gets another second loan for the down payment is there way where if the buyer cannot pay the loan the person who lets him borrow for the down payment can put the deed under his name and still keep paying the payment to the seller?

If someone buys a rental property with tenants can you give them a new lease contract or you have to wait until there lease ends which they had with there previous lanlord or can you modify there previous lease or give a them a new one when you aquire the property. Like can I change the rent price or implement my lanlord policies as soon as I buy the property or do I have to wait until there lease expires? The property is in California

Should I first write one paragraph in english and underneath the paragraph translate in spanish or should I have one side of the page in english and other side of page translated in Spanish?
