Hello,
Living in California and with the Dodd-Frank Act can you do seller finance by buying a duplex and leaving one unit and renting the other unit or with the Dodd Frank Act you have to rent all the units and you cannot leave in it to do seller finance?

I was referring to when you dont pay net investment income tax or deduct your home office as business only deduction and not an investor. I read something of working 500 hours a year in your real estate lanlord to deduct as lanlord but then I read about beem real estate professional and doing 750 hours. I'm bit confuse can someone explain me the difference as a business related vs investment in rental property?

Do you have to be a real estate professional with 750 workhours and 50% of time in landlord job than ur job to report as business instead of a investor or does 500 work hours as landlord is enough to report as business instead of investor in regards for filling for taxes?

What is the difference between a qualified real estate professional under doing 750 hours vs 500 hours of rental work to qualify. I see the 500 hours says has less requirements than the 750 are they both real estste professionals?
