In California if I want to help my father manage his sfh rental property manager. Do I need license. I would like to put his name and mines to the rental contract as the ones who will be managing the property can I do this?

My dad owns a sfh rental unit we in the process of renting it. We want to rent unit this time as him and myself showing in the rental agreement to tenant that we are property managers and his not the owner. I have fictitious business name but it's only my wife and myself also we my dad has trust but the name of the trust has our last names which the tenant might figure out his the owner. Any ideas how we can put my dad and myself to show as property managers and not owners. We dont want the tenants to know we are the owners. What master leasing to my fictitious name but how will my dad still be part of rental agreement without tenant his the owner?

If someone bought a house that has 2 bedrooms but shows as 2 in the at the county assesor. It seems one room was added without permit can you still rent the home as 2 bedroom instead of one or do I have get approval from city to this or what should one do to rent home as 2 bedrooms?
