This picture reminds me when I acquired my first small Multifamily fourplex in Phoenix. One day after closing I was I Dallas getting a training done for my then job then I get a call from the previous management and gives me the number of one of my property inherent tenant I called him and he says that his unit ENTIRE bedroom ceiling cave down. I called the insurance to handle that.
Knowing what I know now, the connections and relationships I have with handymen and contractors I would have called them right away I let them handle this minor job repair. The insurance they don’t fix the problem as in this picture (water leak) they fix the ceiling and that’s about it.

Buy it. The property values in Phoenix are increasing rapidly and they’re not going to stop anytime soon. The rents are also increasing rapidly too. Renting to section 8 means more $$ as well as more headaches too (not all the time)
About the train tracks, no worry about it. Phoenix has a demand supply and not enough supply. Renters are okay renting pretty much anywhere given the current economic housing situation.

Current stock market is very volatile and so over priced so I would take part of my 401k money and run and diversify it into other assets like real estate.

Depending on the structure, for the most part they own a % of the rent income, fees of all kinds, and a % of the disposition of the property if they make a profit.

This is what I think:
Company jobs (people call it careers to be more fancy) are everywhere especially right now.
Some people have dreams to start up a company, to invent and sell products or services. Let me tell you, that dream or vision is worth pursuing with passion to achieve what you ultimately want. The money is secondary, it will come as long as you keep doing what you’re doing in a successful manner.
In summary, company jobs should be your last resort to make a living and your priority should be to pursue and build your vision and achieve it.
It’s not about fear. It’s about having your priorities straight
